Hotel Feasibility Study for Graham, Texas
Financial Feasibility Study for a new hotel to be built in Graham, Texas.

In a recently completed financial feasibility study, Source Strategies examined the need for a limited or select service hotel in the city of Graham, Texas. Founded in 1872, Graham is the county seat and largest town in Young County northwest of Fort Worth. This hotel would be the first new quality branded hotel for roughly fifty miles in any direction. This proposed hotel project would be convenient to the growing area on the northern edge of the Possum Kingdom Lake State Park and recreational area.

Graham is a charming city, sporting the largest town square of any in the country, more than one mile in circumference! The Graham Drive-In Theatre is one of only a few outdoor movie theaters still operating in Texas. The historic National Theatre dates back to 1919 but still shows first run movies while showcasing its heritage. Numerous live music events are available as well as festivals like the Food Truck Championship of Texas, Crawfish and Cannons, and the Goodnight-Loving Run.

Two locations within the city of Graham were examined, with the main thoroughfare of south Texas Highway 16 being deemed the most desirable site due to higher visibility and the likelihood of new development in the immediate area. The potential hotel is envisioned being open in early 2024 on a site that is visible and is easily accessible from nearby traffic corridors. The hotel will be convenient to the many businesses, restaurants and other amenities in this rapidly growing area.

Source Strategies President Todd Walker notes that “Graham is a hidden gem with high potential; it has significant leisure and vacation travel, has fantastic nearby beauty and a need for a new higher-end hotel.” The Graham EDC strongly supports this project.

With any Feasibility Study, Source Strategies looks at a variety of factors about the specific project, the wider surrounding market, overall market conditions and the impact of recent events like the COVID-19 Pandemic. The Graham area was less impacted by the pandemic, as were many leisure-focused markets. Robust demand growth through the end of 2021 portends a quick and solid recovery for the area.
